In the closing documents packet, you will find your Warranty Deed. This document is recorded with Larimer County (or Weld, Boulder, etc.) and becomes part of the public record, meaning anybody can access it. There are companies out there whose business is to obtain copies of homeowners’ Warranty Deeds with the goal of selling them to the homeowner. In reality, this is not actually a scam: If you pay one of these companies for your Warranty Deed, you will likely receive it. However…you already have access to it! So, if you get a letter offering to sell you a copy of your Warranty Deed, we recommend recycling it.
